The Wheel Estates Story...

Wheel Estates opened in the 1960s and has grown over the years into a 199-site, resident-owned manufactured home community.
But that didn't happen overnight. We decided to transform the way our community would function by becoming a resident-owned community in 2013. With the help of the Cooperative Development Institute and ROC USA, LLC we formed Wheel Estates Tenants Association, that on May 1, 2013, purchased and took control of our community. 

Now, Wheel Estates is not only a successful business, but also a thriving neighborhood. The process of the cooperative buying the land beneath our homes brought this community closer together. Not only do we know far more of our neighbors than ever before, but we look out for one another, too. And with no outside landlord to report to, we're the envy of other nearby manufactured home communities.

Our member households elect our board of directors, which works with a property management firm and also appoints various volunteer committees to help with special projects, celebrations, community improvements and more. The board submits a budget every year, and the entire membership votes on it and any changes to the rent before the budget becomes official. Our Rent Control Board, a committee of our residents, must approve any rent increases.  We're not only happy with our decision to become a resident-owned community, but also proud. We're running the multi-million dollar business that is Wheel Estates on our terms, by our rules, for the betterment of ourselves and our neighbors.

Wheel Estates couldn't be better situated. We’re a wonderful place to raise a family and a peaceful place to live. Sitting nearby to Mount Greylock, some of nature's best offerings are just outside our doors. Our community has a terrific pool and playground, and North Adams is home to some of the country's greatest art. We're just minutes from several museums, including the Massachusetts Museum of Contemporary Art (one of the nation's largest contemporary visual and performing art museums), as well as numerous theater festivals. Wheel Estates is also convenient for all kinds of shopping, from groceries and home improvement supplies to clothing, baked goods and restaurants. 

Since we voted to become a resident-owned community, we've made over a million dollars worth of improvements to our community! Ask anyone who lives in the Wheel Estates community, and we're sure they'll tell you it's a little slice of heaven.
